Here's a simple explanation of how we price projects based on square footage (SF):

Measure Ceiling Area:

We calculate the size of the project by measuring the area of the ceiling.
Single-Floor Projects:

For a project on one floor, just measure the ceiling area of that single floor to get the total square footage.
Multi-Floor Projects:

If the project has more than one floor, measure the ceiling area for each floor separately.
Add up the ceiling areas of all floors to get the total square footage for the entire project.
In summary, we price based on the total ceiling area of all floors combined.

At Pinch Estimating, we consider a subcontractor an outfit that specializes in less than 5 different CSI trades. If you are looking to bid more than 5 CSI trades per construction project you are considered a General Contractor on our website even if you consider yourself a subcontractor.

If you're bidding on multiple tasks like framing, painting, and drywall installation, each task is counted as one CSI trade. So, three tasks mean three CSI trades. If you're only doing flooring, that's just one CSI trade.

You can choose up to 5 CSI trades per project. Anything over 5 CSI trades per project (Just select the project size and number of trades you need a takeoff on for the project) plan you will need to select a package from the general contractor listing dropdown.

Complete Takeoffs:

Included in a subcontractor takeoff up to 5 CSI trades is a complete quantity takeoff of Materials & Labor Per Project. This includes Residential, Commercial & Industrial Construction Projects. All Complete Takeoffs also include an editable spreadsheet that breaks out the project CSI by tabs. Each tab on the spreadsheet includes the material, labor, Material Tax, Overhead and suggested profit margin. These spreadsheet tabs also include a rough estimate of time to complete each CSI trade. Their is also a Summary Tab that consolidates all of this information and gives you a total for your tab sections. Our spreadsheets make chart creation easier and navigating projects a breeze. Included in these packages are also Plan Markups. Bid Proposals are also included in these packages with your own company logo if desired.

Single Project Needs:

We have some other options in the dropdown which you can purchase seperatley weather we provided the initial material and labor estimate or not. These Include:

Post Estimate Addendums: These are addendums you may recieve after an initial bid for the project has been sent. This is a seperate purchase purchaseable on the product page in the dropdown.

Change Order: A change order is needed once you start a project you have been awarded. We can review the change order and information and provide your cost for these as well. This is a seperate purchase purchaseable on the product page in the dropdown.

AIA Setup Per Project: You need the AIA setup for your construction project. We can do this as well. We use Payearned and you must signup for the service if you want us to do this for you. We only use Payearned. We will not use any other method outside of this. We will need temporary access to your subscription to do this. This is a seperate purchase purchaseable on the product page in the dropdown.

Bid Proposal: We will create a Bid Proposal for your project. We need your company logo to do this. Prefered size is 600px X 600px. We can size it for you if needed. Our Bid Proposals include Clarifications, Inclusions, Exclusions and any Alternates needed for the bid.

Gannt Charts: We can create a Gannt Chart for your project. Just let us know what you need. This is a seperate purchase purchaseable on the product page in the dropdown. Thanks

After Purchase, Here's What Happens:

1) You receive a secure personalized File Invite and login for each project, Your Client Portal. 

2) Upload Your Plans, Pics, Documents & Provide Answers to the Questions. (Desired Deliverable Date Required)

3) Get a dedicated number for calling or texting with questions and staying connected.

4) Once Everything is 100% Submitted a dedicated Pro will begin project work.
